Recently, a reporter from Beijing Television visited the Qingyuanli Central District renovation project site in Haidian District, undertaken by Beijing Construction Northern Group.

Qingyuanli Central District was completed in 1999. In recent years, damaged exterior walls, roof leaks, and clogged water and sewage pipes have caused many problems and safety hazards for residents. This renovation project includes a complete overhaul of the roof insulation and waterproofing layers, with new resin tiles; new exterior wall insulation and paint; window replacement; updated indoor water and sewage pipes; roof lightning protection, public area lighting installation, access control, air conditioner relocation, and air conditioner guardrail installation. The project covers 6 buildings and 1,996 residents.

Public Participation Meeting
The core of old residential community renovation lies in addressing residents' urgent needs and concerns. At the beginning of the project, the project team, together with the street office and residents' committee, collected over 500 personalized needs through public participation meetings, home visits, and questionnaires. For example, top-floor residents focused on waterproofing, while lower-floor residents were more concerned about pipe dredging, and elderly people called for the installation of barrier-free facilities. Faced with diverse needs, the project team developed a "one-household, one-file" renovation plan, incorporating residents' opinions into design details, transforming the renovation project from "government-led" to "resident-co-construction."

To facilitate residents in providing feedback, the project team distributed "Contact Us Anytime" feedback cards and assigned a "renovation manager" to each building to quickly respond to and effectively resolve residents' issues, ensuring that the old residential community renovation is truly heartwarming.
Leading with a Sample: Winning Trust Through "Sunshine Construction"
Old residential community renovation involves thousands of households. How to alleviate residents' concerns about construction quality? The Group's answer is "sunshine construction, let the results speak for themselves." Before the official construction, the team set up a sample wall in the community to showcase the materials and processes of the renovation. Residents can see the changes before and after the renovation, experience the performance advantages of new materials, and thus more clearly understand the positive impact of the renovation.
During the sample visit, residents can not only communicate face-to-face with the project team, understand the details and considerations behind the renovation plan, but also put forward their opinions and suggestions, and participate in the optimization of the renovation project. This open and transparent communication method not only helps to build trust between residents and the project team, but also inspires residents' support and participation in the renovation project.
Ingenious Manufacturing: The "Golden Key" to Solving Problems in Old Residential Communities
For typical problems in old residential communities, the project team achieves precise breakthroughs through technological innovation and design optimization. Roof leak treatment uses new waterproof membranes and polymer coatings to significantly improve waterproofing durability. The design scheme was also optimized, replacing the traditional anchoring process with prefabricated lightning protection components, shortening the construction period and reducing the risk of leakage.
In terms of pipeline system upgrades, the team replaced severely rusted pipes with corrosion-resistant plastic-lined galvanized steel pipes, not only improving water flow smoothness but also simplifying maintenance procedures. Through design optimization, the original brick-laying and tiling method for pipe encasement was optimized to use PVC board encasement, which is lightweight, high-strength, convenient, beautiful, and has a short construction period and easy maintenance.
The winter insulation problem is solved by replacing exterior windows with double-layer hollow glass and adding exterior wall insulation, significantly improving indoor temperature and reducing heating energy consumption. These technological improvements focus on functionality while considering long-term maintenance costs, truly achieving "one-time renovation, long-term benefits."
Safe and Civilized Construction: Protecting the "Project at Our Doorstep"
In densely populated and cramped old residential communities, safety and noise pollution are major concerns. To ensure the safety of the construction site, the project department has implemented several effective measures. The scaffolding access doors are equipped with access control systems to effectively prevent unauthorized personnel from entering; U-shaped frames are used to stack materials, effectively preventing materials from falling accidentally and causing injury.
The project team adopts an "off-peak construction" model to minimize disruption to residents' daily lives during construction. Ms. Zhang, who lives in Building 3, recalls: "The construction team not only avoided working during children's online classes, but also helped move the flower pots on the balcony. This thoughtfulness turned us from initial observers into supporters."
Resident Recognition: Happy Life Within Reach
"The apartment buildings now have brighter colors, giving an overall refreshed feeling. After the renovation, the indoor temperature has increased by 5 degrees Celsius this winter, and we are very happy!" said Aunt Wang, who lives in Unit 19, Building 7.

Mr. Li, who lives on the top floor, excitedly said that after the renovation of the water and sewage pipes, the water now flows smoothly, and he no longer needs to use backup water. Residents of the two completed buildings expressed high recognition and satisfaction with the renovation results, and the remaining four buildings will also enjoy this improved life by the end of this year.
