Beijing Television focuses on this project: the transformation of an old building materials city into a high-end talent community


  Recently, Beijing Television conducted an on-site visit to the Dongsheng Town Qinghe Xiaoying Building Materials City Collective Land Rental Housing Project, constructed by Beijing Urban Construction Northern Group. As a key livelihood project in Haidian District, the project is driven by "industrial upgrading + balanced work and residence," rapidly reshaping the regional landscape.

  Located on Xiaoying East Road in Haidian District, the project site is bustling with activity: tower cranes standing tall, vehicles coming and going. Over 400 construction workers are working diligently on the main structure, with some buildings reaching 14 floors. Officially commencing in May 2024, the project has seen two residential buildings and commercial facilities, totaling approximately 89,200 square meters, rise in less than a year. The project is scheduled to complete its overall structural topping out by May 30th this year.

  The group's project team adopts the concept of "rapid construction + intelligent green construction." Through meticulous project planning and optimization of design and construction plans, efficient resource allocation is achieved. "The surrounding traffic environment is quite complex, adjacent to schools, hospitals, and residential areas. Through careful planning, we stagger the entry and exit of material vehicles and assign personnel to manage traffic, minimizing the impact of construction on the surrounding environment," said Project Manager Xie Peng.

 

 

  It is understood that the project site was previously the Qinghe Xiaoying Building Materials City, primarily engaged in building materials and furniture sales. With the rise of surrounding high-tech industrial parks, the original business model could no longer meet the needs of regional development. Therefore, after demolishing the existing building materials city, Dongsheng Town's affiliated enterprises launched a comprehensive industrial upgrading project. A collective land rental housing project was built on the site of the former building materials city, innovatively adopting a "collective land rental housing + industrial upgrading" model to create a high-quality living community integrating residential, commercial, and ecological elements, promoting urban organic renewal and the transformation and upgrading of the collective economy.

 

 

  The project's construction unit stated that the project aims to serve personnel in the surrounding high-tech industries. By building a diversified housing supply system and improving talent housing security mechanisms, it effectively promotes regional work-residence balance and integrated urban-industrial development. The project can provide 687 sets of furnished rental housing, along with over 7,000 square meters of commercial facilities, cultural activity venues, and a kilometer-level slow-traffic walkway. It strives to create a three-level spatial system encompassing vibrant commercial areas, dynamic streets, and community gardens.

 

 

  The project is scheduled for completion and delivery in June 2026, contributing to Haidian District's construction of "Charming Dongsheng, Dream New City" and providing a model for urban organic renewal and collective economic transformation.
