Guoyu Future Yue Project is located in Liyuan Town, Tongzhou District, with a construction area of 81600 square meters. As one of the first batch of 8 high-standard commercial residential buildings in the city issued by the Beijing Municipal Commission of Planning in 2021, it is also the first high-standard residential project in Beijing's sub-center. Guoyu Future Yue project from planning and design to building quality put forward a comprehensive upgrade requirements, in the green building (green construction Samsung) and ultra-low energy consumption and assembly decoration to achieve technological breakthroughs and industry leadership. Among them, the project assembly rate reached 93%, the highest in China. Compared with traditional buildings, prefabricated buildings are first different from surface technology upgrades and are easier to clean; sound insulation and fire performance are better; materials are safe and environmentally friendly, and can be reused; buildings have a longer service life.

First of all, the construction period is greatly shortened, and early delivery allows residents to receive their houses early and check in early. Taking the model room of 118 square meters as an example, the traditional decoration takes about 40 days, while the assembly decoration can control the construction period to about 30 days. Secondly, relying on dry construction, the introduction of green organic building materials, indoor realization of formaldehyde and TVOC close to zero emissions, that is, installed and live. Craftsmanship to create high standards, assembly decoration products

The application of prefabricated decoration in high-standard residential projects is a cutting-edge and challenging subject, which not only puts forward higher requirements for construction capacity, but also implements the concept of green health, energy saving and environmental protection. In order to ensure the smooth progress of the project, the project team actively organized scheme planning and demonstration of component products, and organized personnel to conduct in-depth study and exchange on the site of assembly manufacturers and assembly decoration projects for many times, drawing rich experience.

In the face of high-standard construction requirements, the project team adopted EPC management thinking in the construction process to further deepen and optimize the hardcover design scheme, which greatly improved the operability and landing of the design scheme. In view of the problem that the indoor clearance is difficult to guarantee in the design of the wallboard, the project department successfully adopted the scheme of customizing 35mm thick wire box through optimizing the design, effectively avoiding the problem of increasing the overall thickness of the wallboard structure due to structural deviation.

The assembly decoration requires extremely high construction accuracy. For this reason, the project team carried out careful planning in the early stage of the project. Through the application of BIM technology to optimize the process, the seamless interspersed between the various processes is realized, and the construction period is significantly saved. In order to solve the problem of high precision requirements for cross construction of overhead pipelines on the ground, the project team successfully solved the installation problem of overhead pipelines by optimizing pipeline routing and laying pipelines along the wall. In terms of technological innovation, the Group has studied and optimized the pain points of the existing system of assembly decoration, applied for a number of patents, and independently developed equipment production lines to build a perfect assembly parts system.
